Building Specifications
We do not compromise on quality and it is
important, when making comparisons, that you are precisely aware of the house
specification you are buying. Armed with this information you can be sure your
home will be built to the quality, safety and standards you expect.
Concrete: The reinforced
concrete foundation, columns, and tie beams, forming the main house structure,
will be constructed using quality concrete, meeting current international
anti-seismic (earthquake) standards, designed to withstand earth tremors. This
main structure is guaranteed in perpetuity. All exterior columns will be
insulated with 'Fibran ECO' quality polystyrene foam boards, characterised by
their lasting thermal insulating property and minimal water absorption.
Bricks: All exterior walls
will be constructed as cavity brick walls, accordingly filled with styrofoam
insulation panels to provide the best possible climate for maintaining coolness
in Summer and warmth in Winter.
Stone
build: Our
stone built houses use traditional methods with 50cm thick walls for insulation. Internal
walls are rendered with exposed stone around doors, windows and internal arches
and are treated to reduce dust residue. External walls are treated with high grade damp proofing.
Plaster: Plaster
(rendering) will comprise an initial render of cement with a final top render
using a plaster and powdered marble mix for a durable finish.
Painting: Exterior walls
will be painted in acrylic paint - and the color will be according to the
selection made for the specific project. Interior walls and ceilings to be
painted in acrylic paint. Wooden window frames, shutters and, where applicable,
wooden pergolas, will be stained in a natural color.
Electric: Lighting is
provided for each room as well as stairs and balconies. Ample power sockets are
provided in every room. Telephone and satellite TV sockets are provided in the
living area. Air conditioning power cables are provided in the living area and
in each bedroom for future installation.
Plumbing: Hot water is
usually provided by solar panel with an electric immersion fitted as standard.
Forget the 'waste bin syndrome'! A wide diameter waste outlet is connected to
the cesspit, constructed for each property. Each house has all pipe work fitted
for future installation of a central heating system.
Floorings: All floors will be
tiled, with the purchaser selecting from the company's range of high quality
tiles. A skirting board of tiles will be
laid in each room. On the balconies and in any exterior spaces, all tiles are
non-slip.
Bathrooms: Sanitaryware and
mirrors, toilet roll holder etc., are standard. Taps are from the Italian
company FIORE or other company of similar quality. The bathroom floors and
walls are tiled are selected from our range, by the purchaser.
Kitchen: The kitchen
specification is extremely high, with built in appliances as standard such as a
built-in oven and hob, extractor fan, dishwasher, fridge/freezer and a washing
machine. Floor cupboards and wall units are selected from the company's range
of options, manufactured in MDF or PVC coated MDF. A stainless steel sink is
installed. Ample power sockets are placed for kitchen equipment.
Wardrobes: Each bedroom
contains a wardrobe which has two doors, shelving and drawer units. Finishes
can be selected by the purchaser.
Windows: Double glazed
solid wood frames with traditional shutters OR double glazed aluminium frames
and roller shutters, according to the selection made for the specific project.
Pergolas: Wooden Pergolas
and tiled terraces (where applicable).
